The Green Economy and the Southern Oregon Real Estate Market
What everyone now understands and for the most part accepts is the fact that the U.S. economy is in a state of major repair. As a byproduct of repairing the economy, the Green Economy offers solutions that may well prove to be the answer for a failing infrastructure, a sluggish real estate market, and dependence on foreign oil. As a result, the Southern Oregon real estate market is experiencing an awakening to the power of the Green Economy to stimulate the economy on its journey toward a new economic paradigm.
Simply put, the Southern Oregon real estate market is moving from greed to green. In my own business ventures, my current subdivision called Summer Field, has a very large Green Economy component. Not only will the development be comprised of high performance energy-efficient homes, but the subdivision will also take advantage of a solar component for feeding the coming Smart Grid. It is the vision of many local residents that the Southern Oregon real estate market will begin to reflect the new paradigm of a Green Economy by focusing on energy efficiency, solar and wind for renewable energy generation, a Smart Grid that rebuilds our aging electric grid, and new building codes that mandate a pathway to efficient and renewable energy.
Here’s an example of sensible Green Economy building codes for the future. The city of Ashland now requires a “shade evaluation” component for any remodeling or new construction that exceeds the Ashland code for height limitation for either single story or two story residences. The purpose is to prevent shade created by the building under construction from falling on the neighbor’s property and potentially blocking any solar gain for a passive solar home or for blocking sunlight from landing on a neighbor’s energy generating solar panels. This not only makes sense but it also serves as a model for the other building jurisdictions, be they city, county, or state. Kudos’ to the Ashland building code for introducing a sound building policy that supports the Green Economy and the Southern Oregon real estate market.
